Primefold RI is here: Real Estate Intelligence, built to grow asset value

Real estate runs on documents. A single asset carries its leases, its rent roll and a decade of amendments, drafted by different people in different systems. All of these sit in scattered silos.

None of that is unusual, and none of it is anyone's fault. It is simply how an asset gets documented. And it's a problem.

Real estate teams don’t lack data. They lack time to use it.

The answer to almost every question that matters to an asset manager already sits in the documents. The information already exists, but every question turns into a project: open twelve PDFs, reconcile three Excel files, ask a colleague, wait. That is the part nobody has time for, so the question gets answered from memory, from the last version of the spreadsheet, or not at all.

Sometimes the documents disagree with each other. Someone finds out eventually. The only question is whether it is you or someone across the table.

The cost of it

Not catching these issues before they materialize can go unnoticed for months, and then cost a fortune: A notice deadline that nobody diarized, a covenant that turns up during due diligence instead of before it, or a letting strategy that reaches the bank with the business plan and the lease quietly contradicting each other. The bank is the last reader who should catch that. Each of these is a risk or a rent gap that becomes visible only after it has hit the P&L.

None of that is a knowledge problem. It is a reading problem. These documents get read once, if at all, and almost never twice.

Primefold RI reads all of them, every time.

It's live now, and it was built to grow asset value.

Real Estate Intelligence

Primefold RI brings your entire portfolio into one view. You ask in plain language, RI reads the documents in full context and hands back the analysis with every figure and clause traceable to its source. It connects to your document stack as it is today. Everything stays in your workspace, and we do not use your data to train AI models.

One distinction matters more than any feature: RI is not a search tool that gives you documents. RI gives you answers, with the clause and the page behind it.

What you can do with it

The thought process behind RI is simple: Ask. Understand. Act.

Ask where re-letting risk is concentrated and RI reads the leases, amendments and rent rolls that bear on it. Ask which notice deadlines fall in the next twelve months and you get the dates with the clauses that set them. Ask which tenants carry the most lease risk and you get a portfolio view built from the leases themselves, not from a summary somebody typed a year ago.

What RI takes on, in a nutshell:

→ Due diligence and transaction processes

→ Financial analysis and benchmarking

→ Internal and external reporting

→ Asset, opex and capex strategies

→ Data validation, such as the rent roll against the leases

→ Risk and scenario analysis

→ Leasing strategies

→ Lease abstraction, break and notice tracking, covenant monitoring

The hard part

Documents contradict each other, and a system that hides that is worse than useless. So RI does not smooth it over. Where an extraction is uncertain, it is flagged for review rather than presented as settled, because a number you cannot check is not an answer. If something is missing or does not add up, RI says what it needs. Findings, never a dead end.

It also learns how your house works. Your definition of WALT is not the neighbor's. Your risk thresholds, your document naming, the way you underwrite. RI learns those the first time you correct them and applies them to every deal after that.

What it looked like at NAS Invest

NAS Invest, the Frankfurt-based real estate investment firm, put RI on a live portfolio.

A 300-page commercial lease was read and understood in less than an hour. By hand, the team estimates, this would have taken days. The result that mattered even more: two inconsistencies were caught before the letting strategy reached the bank. The business plan disagreed with the lease, and the tenant list disagreed with both. Work that had previously taken four people four weeks was done in a week by one person.

One platform, two intelligences

If you have been reading this blog for a while, you know Primefold through XI, which answers questions about people and audiences. RI does the same for your portfolio.

Sunday, the AI agent within Primefold, answers in both. Ask in plain language. Sunday hands back the answer and the source. This holds true for both XI and RI.

Both products are hosted in Germany, built to GDPR requirements. Different angles, same standard of proof.
